Methodology

How the awards are decided.

City Awards

Each category is decided by a single sortable metric pulled from a publicly published source. We don't blend or weight — the winner is whoever leads on the raw figure.

  • Top Migration Magnet: highest annual net domestic migration % (IRS SOI county-to-county migration data).
  • Top Appreciation: highest 5-year price CAGR (derived from FHFA HPI and Case-Shiller metro indices).
  • Top School System: highest district average score (GreatSchools.org city aggregates).
  • Top Safety: highest composite safety index (derived from FBI UCR violent crime rate per 1,000 residents).
  • Top Walkability: highest Walk Score (Walk Score city-level research).
  • Top Nature City: highest nature proximity index (SwankHaus composite of NPS, USGS, and USFS data weighted by ocean, mountains, lakes, rivers, and parkland).

Home Awards

Listings are pulled from our live RapidAPI & ATTOM index and persisted to our private data lake. Each award filters that index for credible candidates, then ranks by the award metric.

  • Top Value Home: largest negative $/sqft delta vs the metro's 2024 Realtor.com baseline. Excludes sub-1,000 sqft to avoid micro-condo noise.
  • Top Nature Home: listing located in the highest-scoring nature-proximity metro, tiebroken on listing tier.
  • Top Land Area: largest verified lot size in acres (lot_sqft ÷ 43,560), minimum 0.5 acres.
  • Top Luxury Listing: highest list price across the active index.

Awards refresh every 10 minutes from /api/awards. Listings change as inventory turns over; cities are seasonal.
